Great Falls prices rose even as more homes came on the market
Prices in Great Falls went up, not down, even as more homes hit the market. The Real Estate Data Aggregator counted 74 homes for sale in ZIP 22066 during the three months ending July 31, 2026. That is 39.6% more than the same period a year before. More choices for buyers usually pushes prices lower. Here, it did not.
The Real Estate Data Aggregator put the median sale price at $1,672,500. That is up 5.4% from the same three months in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Great Falls outpaced the national number by a wide margin.
Buyers are still paying close to asking price
The Real Estate Data Aggregator found that homes sold for an average of 98.7% of list price during this period. That slipped just 0.3 points from a year before. Nearly 3 in 10 homes, 29.7%, sold above list price. That share actually rose 1.6 points year over year. So while homes are taking a little longer to sell, well-priced homes are still drawing strong offers.
Rates are high, but buyers kept coming
Freddie Mac reported the average 30-year fixed mortgage rate at 7.28% as of October 1, 2026. That is a real cost for buyers. Yet the Real Estate Data Aggregator counted 71 pending sales in Great Falls during this same period. Pending sales dipped only 4.1% from a year before, a small drop given how much inventory grew.
Homes are taking a bit longer to find a buyer
