Higher rates and more price cuts are changing seller expectations in McLean

As of October 4, 2026, two numbers stand out for anyone thinking about selling in McLean. Realtor.com reported that 20.8% of listings nationally had price cuts in September. That is the highest share since October 2022. At the same time, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Those two facts together change what sellers should expect.

When more than 1 in 5 sellers nationally are cutting their price, buyers have more room to be selective. McLean is a strong market, but no ZIP code is completely separate from what is happening across the country. Pricing carefully from the start matters more when buyers have options.

Rates above 7% reduce what buyers can comfortably afford each month. That does not stop sales, but it does make buyers more careful. A home that is priced right and presented well tends to hold its ground. One that needs work or is priced above what the market supports may sit longer.

The Federal Housing Finance Agency reported on September 29, 2026, that U.S. home prices rose 2.6% from July 2025 to July 2026. Prices are still moving up nationally, just more slowly. That is a steadier picture than the sharp swings of a few years ago, and it is a more honest one.

Realtor.com also reported that active listings grew 5.5% year over year nationally, topping 1.16 million homes for sale. More inventory means buyers have more to compare. That puts more weight on how a home shows, not just where it is.

What this means for McLean sellers right now

McLean homes have real strengths: location, schools, and community. Those do not go away when rates rise. But a higher-rate environment asks more of sellers. First impressions matter more. Pricing needs to reflect what buyers can actually afford at today's rates, not last year's.
