Oakton homes still moved quickly despite higher mortgage rates

Mortgage rates crossed 7% this fall. Realtor.com reported that, and CNBC put the average 30-year fixed rate at 7.30% as of September 30, 2026. That is the headline most buyers are reading. But in Oakton, the numbers told a different story over the three months ending July 31, 2026.

The Real Estate Data Aggregator counted that 65.3% of Oakton homes went under contract within two weeks of listing. That share was up 15.9 points from the same period in 2025. Buyers who found the right home moved fast.

Prices held firm, and then some

The Real Estate Data Aggregator put the median sale price in ZIP 22124 at $1,200,000. That is up 17.1% from the same three months in 2025. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Oakton ran well ahead of that pace.

Nearly half of homes sold above asking price

The Real Estate Data Aggregator found that 44.1% of Oakton homes sold above list price. That share was up 11.2 points from a year before. Meanwhile, Realtor.com reported that nationally 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Oakton sellers were not in that group.

The Real Estate Data Aggregator counted 99 new listings in Oakton over the three months ending July 31, 2026. That was up 17.9% from the same period in 2025. Homes for sale rose 25% to 55 active listings. Supply edged up, but at 2 months it stayed well below what most markets call balanced.
