Reston had more listings, but buyers still kept the market moving
If you own a home in Reston, here is the one number that matters most right now. The Real Estate Data Aggregator counted 346 homes sold across Reston in the three months ending July 31, 2026. That is up 13.1% from the same months in 2025. More homes sold, even as more homes came to market. That is not a stalled market.
Nationally, the picture looks a little different. Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Reston buyers kept moving anyway.
More listings came to market. The Real Estate Data Aggregator counted 396 new listings across Reston's three ZIP codes in those three months, up 11.2% from a year before. Homes for sale rose 38.8%. Buyers had more to choose from than they did in 2025. That is real. But the sales number shows buyers were still making decisions.

Reston covers three ZIP codes, and each one told a slightly different story in the three months ending July 31, 2026.

ZIP 20190: prices up sharply, more inventory
The Real Estate Data Aggregator counted 116 homes sold in ZIP 20190 in the three months ending July 31, 2026. That is up 6.4% from the same period in 2025. The median sale price reached $592,000, up 13.8% from a year before. Homes for sale rose 69%, so buyers had real choice. Even so, homes sold at an average of 100.2% of list price, and 34.5% of homes sold above list. Median days on market was 35, just one day longer than the year before.
ZIP 20191: the fastest ZIP in Reston
ZIP 20191 was the busiest ZIP code in Reston by sales volume. The Real Estate Data Aggregator counted 160 homes sold in the three months ending July 31, 2026, up 16.8% from 2025. The median sale price was $667,500, up 1.9%. Homes sold in a median of 25 days, three days faster than the year before. Nearly half of all homes, 46.9%, sold above list price. Pending sales rose 6.3%. Months of supply sat at 1.9, a tight number.
The Real Estate Data Aggregator also found that 57.6% of homes in ZIP 20191 went under contract within two weeks of listing. That share was nearly unchanged from a year before, down just 0.2 points. Well-priced homes were still moving quickly.
ZIP 20194: the tightest supply in Reston
ZIP 20194 had the highest median sale price of the three, at $714,995, up 10.9% from 2025, according to the Real Estate Data Aggregator. Homes for sale actually fell 11.4% from the year before. Months of supply dropped to 1.4, the lowest of any Reston ZIP. That is tight. Homes took a median of 30 days to sell, 12 days longer than in 2025. That is the one honest admission here: buyers in this ZIP took a little more time before committing. Still, 62.1% of homes went under contract within two weeks of listing.
What the national picture means for Reston
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Price cuts hit 20.8% of listings, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Reston's price gains in two of its three ZIP codes ran well ahead of that national figure.
More inventory nationally, and more inventory in Reston, does not mean prices are falling here. It means buyers have more options than they did a year ago. Preparation and pricing still determine which homes move quickly and which ones sit.

More listings are coming to market. That is true. But the Real Estate Data Aggregator shows buyers are still active. Homes priced well and prepared carefully are still going under contract fast. In ZIP 20191, the median was 25 days. Across Reston, more than half of homes went under contract within two weeks. First impressions matter more when buyers have more to compare.
