Vienna sales rose even as fewer homes came to market
Nationally, Realtor.com reported that mortgage rates moved above 7% for the first time since January 2025. CNBC noted the average 30-year fixed rate hit 7.30% on conforming loans, with Mortgage News Daily putting it as high as 7.58% on a single day. That is the backdrop. Vienna did not follow the national script.
The Real Estate Data Aggregator counted 271 homes sold across Vienna's three ZIP codes in the three months ending July 31, 2026. That is up 12% from the same period a year earlier. At the same time, the Real Estate Data Aggregator recorded only 129 homes for sale across Vienna, down 7.9% from a year before. More sales, fewer choices. That combination shapes everything about pricing and timing right now.
Fewer new listings came to market, down 6.7% across Vienna according to the Real Estate Data Aggregator. Yet buyers kept closing. That gap between supply and demand is why local strategy matters more than national headlines right now.

ZIP 22180: prices up sharply, but homes are taking a little longer
The Real Estate Data Aggregator counted 96 homes sold in ZIP 22180 in the three months ending July 31, 2026. That is up 2.1% from a year earlier. The median sale price rose 18.2% to $1,380,175. That is a meaningful gain. Homes here sold in a median of 25 days, five days faster than the same period last year. Sellers averaged 101% of list price. Still, the share of homes that went under contract within two weeks slipped 8.7 points to 45.8%. Not every home moved quickly. New listings dropped 28.1%, which kept supply very tight at 1.7 months.
ZIP 22181: the fastest-moving ZIP in Vienna
ZIP 22181 stood out in the three months ending July 31, 2026. The Real Estate Data Aggregator recorded 86 homes sold, up 38.7% from a year earlier. That is the largest sales jump of the three ZIPs. Pending sales rose 53.8%. Nearly three in four homes, 72.5%, went under contract within two weeks of listing, up 16.7 points from a year before. Median days on market fell to just 17 days, seven days faster than last year. Sellers averaged 101.5% of list price, and nearly half of all homes, 48.8%, sold above list. The median sale price dipped 6.9% to $1,099,500. That lower price point, relative to the other ZIPs, may partly explain the stronger demand. Supply tightened to just 1.1 months.
ZIP 22182: highest median price, fastest median sale
The Real Estate Data Aggregator counted 89 homes sold in ZIP 22182 in the three months ending July 31, 2026, up 3.5% from a year earlier. The median sale price rose 3.5% to $1,400,000, the highest of the three ZIPs. Homes sold in a median of just 15 days, seven days faster than a year before. Sellers averaged 102.2% of list price. Nearly half of all homes, 44.9%, sold above list. New listings rose 4.5% here, the only ZIP where supply grew. Months of supply edged up to 1.6 months. Pending sales slipped 5.3%, and the share going under contract within two weeks fell 9.1 points to 51.4%. Demand remained solid, but not every home moved at the same pace.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. The Federal Housing Finance Agency reported that U.S. house prices rose just 2.6% year over year through July 2026. Vienna's price gains, especially in ZIP 22180, ran well ahead of that national pace. The local market is not immune to rate pressure, but it is not following the national trend either.
