Centreville sales rose even as more homes came on the market
More homes came on the market in Centreville this summer. And buyers kept moving anyway. That is the headline from the three months ending July 31, 2026.
The Real Estate Data Aggregator counted 470 homes sold across Centreville's four ZIP codes, up 14.1% from the same months of 2025. At the same time, homes for sale rose 14%. More supply, more sales. Both moved together.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Centreville's own inventory gain fits that wider pattern. But unlike many markets, local buyers did not pull back.
What this means if you own a home here
More listings did not slow buyers down. Pending sales rose 12%, which tells you demand stayed real. That is a steadier picture than many sellers expected heading into this period.
Still, prices dipped in most ZIP codes. That is worth knowing before you pick a number. The market is active, but pricing still matters.
How each ZIP code read, three months ending July 31, 2026
The four ZIP codes that make up Centreville each told a slightly different story. Here is what the Real Estate Data Aggregator found.

ZIP 20120: the busiest ZIP, and buyers moved quickly
The Real Estate Data Aggregator counted 153 homes sold in ZIP 20120, up 11.7% from a year before. The median sale price was $655,000, down 3% from 2025.
Homes sold for 101.1% of list price on average. That is up 0.6 points from last year. Nearly half of all homes, 46.4%, sold above list price.
The Real Estate Data Aggregator found that 62% of homes went under contract within two weeks of listing. That share rose 2.9 points from the same period in 2025. The median time on market was 30 days, just 2 days longer than a year ago.
ZIP 20124: prices rose, and fewer homes were available
ZIP 20124 was the one ZIP where the median sale price climbed. The Real Estate Data Aggregator put it at $1,050,000, up 5.8% from 2025.
Homes for sale fell 9.7% from a year before, to 28. New listings dropped 13%. With less supply, months of supply fell 0.7 months to 1.6 months.
Sales rose 31%, to 55 homes. Homes sold for 100.9% of list price on average, up 1.4 points from 2025. Median days on market was 35, which was 5 days longer than a year ago.
ZIP 20110: the most sales, prices dipped
The Real Estate Data Aggregator counted 182 homes sold in ZIP 20110, the highest of any ZIP here. That is up 24.7% from a year before.
The median sale price was $519,995, down 8% from 2025. More homes sold, but at lower prices. Homes for sale rose just 2.8%, the smallest inventory gain of any ZIP.
Pending sales rose 25.2%, and months of supply fell 0.4 months to 1.9 months. Homes sold for 100.6% of list price on average, up 0.5 points from last year.
ZIP 20121: more inventory, fewer sales
ZIP 20121 moved in a different direction. The Real Estate Data Aggregator found homes for sale rose 37.1%, the largest inventory gain of any ZIP. But homes sold fell 8%, to 80.
Pending sales fell 15.1%. The median sale price was $532,500, down 8.2% from 2025. Homes sold for 100.2% of list price on average.
Months of supply rose 0.6 months to 1.8 months. That is still a low number, but the trend here pointed toward more balance than the other ZIPs.
The rate picture adds some context
These local numbers cover the three months ending July 31, 2026. Since then, rates have moved higher. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported the average contract rate for a 30-year fixed loan at 7.30%, with a Mortgage News Daily survey putting one reading as high as 7.58%.
Realtor.com also reported that 20.8% of listings nationally had their price reduced in September, the highest share since October 2022. That is a national figure, not a Centreville one. But it is a useful backdrop as you think about pricing a home here.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Centreville's own price picture was mixed, with three of four ZIPs seeing prices dip and one rising.
What sellers should take from this
Buyers are still active. The Real Estate Data Aggregator shows 448 pending sales across Centreville in this period, up 12% from a year before. That is real demand.
But prices dipped in three of four ZIPs. And nationally, more than 1 in 5 listings had a price cut in September, according to Realtor.com. Pricing carefully from the start gives a home the best chance of selling without a reduction.
What buyers should take from this
More homes came on the market. The Real Estate Data Aggregator counted 504 new listings across Centreville, up 7% from a year before. That is more choice than last summer.
Even so, well-priced homes moved quickly. In ZIP 20120, 62% went under contract within two weeks. In ZIP 20124, 56.5% did. Coming in prepared still matters.
