CNBC reported the average contract rate on a 30-year fixed mortgage at 7.30% as of September 30, 2026. ZIP 22032 had the highest median sale price at $900,000, up 3.3% from a year before, according to the Real Estate Data Aggregator. It also had the fastest median pace at 21 days on market, 5 days shorter than the same period last year. Sales volume there rose 14.4%. That is a meaningful jump.
ZIP 22031 saw the largest price dip. The Real Estate Data Aggregator put the median sale price there at $735,000, down 10.4% from a year before. Sales volume also fell 6.8%. But here is the other side: more than half of homes in 22031 sold above list price, 50.5%, up 12.9 points from a year before. Buyers competed even as prices adjusted. That tells you pricing matters more than ever in that ZIP.
ZIP 22039 is worth a close look. The Real Estate Data Aggregator counted only 21 homes for sale there, down 34.4% from a year before. Sales volume rose 38.7%. The months of supply fell to 0.7. And 70.8% of homes went under contract within two weeks of listing. The median sale price was $1,250,000, nearly flat from a year before at down 0.4%. When supply drops that sharply and sales jump that much, well-prepared homes tend to perform.
ZIP 22015: more sales, prices down a little
ZIP 22015 had the most homes sold of any single ZIP in this market. The Real Estate Data Aggregator counted 184 sales there in the three months ending July 31, 2026, up 6.4% from a year before. The median sale price was $700,000, down 8% from a year before. That is an honest dip worth knowing. But 58.7% of homes there sold above list price, and 71.2% went under contract within two weeks of listing, up 5 points from a year before. Buyers moved quickly even as prices adjusted.

Across Fairfax, the Real Estate Data Aggregator shows homes selling faster than a year before in most ZIPs. ZIP 22032 led at 21 days. ZIP 22031 was close at 24 days. ZIP 22033 came in at 23 days, 5 days shorter than the same period last year. ZIP 22039 and ZIP 22015 both sat at 25 days, unchanged from a year before. ZIP 22030 was the slowest at 28 days, though still 5 days shorter than a year before.

What sellers should take from this
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Fairfax is part of that broader picture, but each ZIP moved differently. Some prices dipped.
