Great Falls prices rose even as more homes came on the market

Prices in Great Falls went up, not down, even as more homes hit the market. The Real Estate Data Aggregator counted 74 homes for sale in ZIP 22066 during the three months ending July 31, 2026. That is 39.6% more than the same period a year before. More choices for buyers usually pushes prices lower. Here, it did not.

The Real Estate Data Aggregator put the median sale price at $1,672,500. That is up 5.4% from the same three months in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Great Falls outpaced the national number by a wide margin.

Buyers are still paying close to asking price

The Real Estate Data Aggregator found that homes sold for an average of 98.7% of list price during this period. That slipped just 0.3 points from a year before. Nearly 3 in 10 homes, 29.7%, sold above list price. That share actually rose 1.6 points year over year. So while homes are taking a little longer to sell, well-priced homes are still drawing strong offers.

Rates are high, but buyers kept coming

Freddie Mac reported the average 30-year fixed mortgage rate at 7.28% as of October 1, 2026. That is a real cost for buyers. Yet the Real Estate Data Aggregator counted 71 pending sales in Great Falls during this same period. Pending sales dipped only 4.1% from a year before, a small drop given how much inventory grew.

Homes are taking a bit longer to find a buyer

The median home in Great Falls sat on the market for 43 days, according to the Real Estate Data Aggregator. That is 4 days longer than the same period a year before. The share of homes going under contract within two weeks of listing fell 11.8 points to 42.3%. So buyers are taking more time. That is worth knowing before you set your timeline.

The Real Estate Data Aggregator counted 96 new listings in ZIP 22066 during the three months ending July 31, 2026. That is up 9.1% from a year before. Only 64 homes sold in the same period, down 22%. More homes coming in than going out pushed months of supply to 3.5, up 1.5 months from a year ago. Supply is rising, but prices have not followed it down yet.

What this means for Great Falls homeowners

More inventory and a 7.28% rate, reported by Freddie Mac, have not knocked prices down in Great Falls. The median is still $1,672,500. Homes are selling close to list price. But the market is slower than a year ago. Homes sit longer. Fewer go under contract quickly. Pricing and preparation matter more now than they did twelve months ago.

In short
  1. Great Falls prices rose 5.4% to $1,672,500 in the three months ending July 31, 2026, even as inventory climbed 39.6% and the 30-year rate held at 7.28%.
  2. Homes sold for 98.7% of list price on average.
  3. The market is moving, just more slowly and with more competition than last year.

One more thing worth knowing: the numbers above cover all of ZIP 22066. One street, or one price range, can read very differently from the whole ZIP. If you want to know what the data says about your specific address, reach out.
